If you buy a pre foreclsosure and sell it within a few years you owe the owners who sold it to you 70 or 80% of whatever you made.. thats why I no longer do foreclosure rescue.. it just takes one person to file a complaint with the AG in states where this is highly regulated and it becomes a very stressful for you.

Now as I’m researching on the BP forums, I found a couple comments about this.I will either have to wait till next year after filing 2024 taxes, to apply for low money down with FHA loan or find another way to make this work.Just wanted to post this so it may help someone else not make same mistakes.

Lastly, while looking through the County Court Record I found a dismissed Eviction record filed this year Feb of 2024 on the prospect, the address listed on the record for the prospect (Defendant) is the current property they reside in but found another management company (RENU Property Management) as the plaintiff (this one was easier to look up as it operates nationally in several states).I usually have no problem with this as prospects usually reside in a known management company serviced in the area (Most are the typical corporate rental companies like First Key and Progress Residential, and some with the more known local management companies.).

Any list you can pull for a few bucks has already been hammered by hordes of investors before you.Not saying this way can't work, but I recommend a different path...I prefer to focus on sellers who have a reason to sell but who require some effort and skill to identify.My favorites are #TiredLandlords, namely owners who have filed an eviction lawsuit against their non-paying tenants.Many of these folks are through being in the rental business and are open to hearing about a way out.Even better, #TiredLandlords are ideal candidates for seller financing, since they don't need the sale proceeds to buy another house, PLUS they are already conditioned to receiving monthly payments over a period of time.

Hey Joe, Having a large number of rental properties and installment sales can certainly make your tax return voluminous, but as long as you're maintaining accurate records, filing everything correctly, and reporting all income, the size of your return itself is not necessarily an audit trigger.
