They already have ultra high incomes and want to shelter some of the tax burden and grow equity and money with higher quality assets that preserve wealth and keep up with inflation.I do not know why it is a shock to residential investors when a broker/agent doesn't want to JUMP FOR JOY for these low end properties.

I have to do something where the cap rate blends up above market so I can achieve equity grow for myself and my investors over time.I like accredited investors because typically they do not need an ultra high cash flow today.

When buying subject to the main factors for me are can I cover the underlying debt service with the rent and is there a benefit to being able to control a large asset with minimal capital outlay.Its ultra simple to buy them with very minimal paperwork and the downside risk is incredibly low.
