If I were renting your place I would want it near other tourist draws like Fredericksburg wineries and shopping or the Guadalupe river or a ranch that does guided trail rides.

Tourists want to stay in places where they can feel the vibe of Denver.

I used to sell Real Estate in Nebraska but it took me 7 years to get back into it here as I played around in the tourist service industry and worked at the Hard Rock Hotel for 6 years.

The demand for vacation rentals in the area is generally strong, especially during the peak tourist season, and there are a variety of properties available to suit different budgets and preferences.

In this case, I would keep 50sqm for me, and 30sqm to make a studio apt with bathroom in order to do short term rent (plenty of tourists in my city which also have airport+port).

Also, as stated earlier, usually two cruise ships a week come and go from here which brings in many tourist a day or two before departure to add revenue to the local businesses.

With that being said I love Texas, not a huge tourist State but great place to live IMO. 

While Venice has an extremely robust tourist market, related taxes are quite high (and so are property values).

The city of Breckenridge has decided they are going to do something to bring in summer tourists, and plan lots of festivals and weekend celebrations during the off-peak months of summer.
