I did find that the "infraction" was a 2018 speeding ticket (listed as criminal erroneously) that was paid before the court date, two of the charges came from a landlord who regretted filing in 2012, and one was related to a bad boyfriend breakup (broken car side mirror) 2014.

I just simply don't trust insurance to be my golden ticket.

Think of your big ticket items and make sure those are the focus. 

It could take some time to build up reserves to pay for any large ticket item so you want to make sure you aren't caught having to borrow (if at all possible).

However, in any deal you must still bring some value to the table (capital, experience, ability, resources, etc) otherwise the remaining parties have no motivation for your involvement.As a new investor with no demonstrable track record capital is your easiest ticket to the table.  

When a big ticket appliance or mechanical system of the house breaks and you have no reserves because you have no profit you’ll be sick to your stomache . 

One legal bill, one speeding ticket, one car wreck or car repair, one unexpected high utility bill, birthdays, holidays, forced time-off from work, etc., etc., etc... 

You might buy a lottery ticket and win $10,000,000 too.
