What are the top 3 criteria you think on why the appreciation will increase or decrease over a period of 7 years?

I have under the table work that pays great, but it is more less temporary.

I also googled the rent trend for the area - apparently there was 20% decrease in rents in 2023. 

This will decrease sound transfer and vibrations.

Perhaps ensuring a direct line (by way of wire or Zelle) to the business account for the property will decrease the waiting period for funds to clear.

With rent and mortgage costs doubling in recent years, affordability for locals has decreased significantly.

There are some pretty good products out there available for investments, where you can do seller paid temporary rate buydowns.

You need to think of your worst-case scenarios, like vacancies, rent decreasing, fines, fire/water damage, and getting sued. 

Instead of relying on anecdotal evidence with your horror story, perhaps do some honest analysis instead.The vast majority of the time a tenant like this will catch up, if the shortfall was caused by a verifiable and temporary issue.
