Example: He didn't wash his dishes.

The current layout doesn't give you much room for a dishwasher, but considering it's just a 1/1 rental, it's a nice convenience to have but probably isn't a deal breaker for your tenant, who will likely be a single person or a couple with minimal dish load. 

This doesn't include dishes or laundry, just washing floors, bathrooms, windows, etc. 

Rent is always paid on time, and while the family is messier than I like, they are not dirty (more laundry and toys etc everywhere in the house than dirty dishes piling up).

Other problem however when 11 people set up service with a variety of dish or fiber optic companies then you will have service guys on the rooftops, wiring in funky places, and new problems - won't the roof line be unsightly with 11 dishes maybe more???

Try not to underestimate the time you have driving around, or doing the dishes or putting away laundry. 

I also realized that the person who owned the house did not want to be a landlord and did a poor job taking care of the place, which was a perfect opportunity for me.Once the property was mine, I moved my office desk, blowup mattress, and few dishes into the vacant unit.

No Dish or cable service.

You will need to plan on replacing towels, bed sheets, lots of toilet paper, paper towels, napkins, salt pepper, coffee, tea, sugar, light bulbs, dish soap, dishwasher soap, trash bags, hand cleaner, shampoo, soap, etc.
