There is a competitor in my market, talking with the owner he bragged of this model I mention above.

I talked an experienced investor and he said $300 to $400 for San Francisco - the insurance company is going to go with the less expensive costs.

Not sure what market you are in, but I would talk to some lenders about FHA options on a 2-4 unit property.

You need to actively talk to people about what you are doing, ask them for referrals to others that might be interested. 

I've been working with a mortgage broker but haven't had the chance to talk with him about this as an option yet.

Sometimes they turn out to be legit and that is just how they talk/type.I wouldn't call em.

They talked a good story, but their investor support was very lacking.
