My intent was to sell at face value with a 10% interest rate and sweeten the deal by agreeing to do the work to clean up the property if it came back to us and if I wasn't willing to do that I'd lose my portion of the note giving more security to the note investor.

I dont know about you, but thats preety easy money. so why not gift or provide 1-2k to a client to sweeten their deal, Imean they did just line your pocket, and save you time. ;-)Anyway, this trategy is based on what works in my market. tweak it and make it work for yours.
