I would generally say their main responsibilities would be showing a place, handling maintenance calls and allocating to the right contractors, and general scheduled maintenance upkeep (sweeping staircases, emptying mail bins, collecting quarters from laundry) etc. 

I have noticed the same buyer's agent keeps sweeping properties at foreclosure auctions here in town.

It's been abused by firefighters walking thru it after while fighting a fire, the construction company tearing down the ceiling, some paint from the ceiling being painted and all had do to was sweep it up, mop and slap some mop and glo on it and they looked like the day I put them in.

I go and sweep and pick up the trash.I have not mentioned I know other people are living there with her yet.I recently billed her for the $200 overages and she is complaining why two months later and if I can take it out her deposit.

Thus, a wholesaler who actively markets a property that is not yet theirs may unintentionally be acting as an unlicensed broker.this is true in most states actually just not enforced and the guru's preach equitable interest.. when they think equitable interest is 100 bucks EM and a contract.. which in fact in most instances is just a ruse to circumvent the current laws on the books.. its sweeping the nation right now. will be interesting to see what states do what.
