What's typical for a full 203k is that a HUD consultant will survey the property to determine what repairs are required to bring it up to FHA standards, then you come up with your "wish list" of additional work you want done, you get a proposal from a general contractor for all the work, then the lender will have an appraiser determine what the ARV of the house will be.

hence I wonder what people do. crowdfunding and syndications make it easy to put 10K here and there, but I wonder if people do that not thinking about the fact that 100% of the 10K cash flow can end up going to the CPA :-)so I thought a list of states that have no CPA extra cost and a survey of how much extra is a state would be good info for me and others.
