With all the social distancing I've been reading a lot of books and surfing social media trying to educate myself on things that will help with landlording, rehabing, BRRRing, and wholesaling.

I would recommend investing in beach towns where there’s good surfing and culture.

But, I can surf in the morning, mountain bike in the afternoon, and ski at night. 

Because the quota is below the current STR percentage in most desirable STR locations this implies you are unlikely to be able to have an STR in San Diego city.Here are some STR management firms in the Mission Beach area here: Vacasa (Highly recommend against using them, you can PM me if you want to know why), Cal Prop, Shoreline Properties, 710 Vacation Rentals, San Diego Sunset, Surf Style Vacation Homes, Mission Vacation, Nancy Vacation Rentals, Bluewater Vacation Homes, Cozy Mission Beach Rentals, Mission Bay Vacation Rentals. 

You can learn from others and feel like you are a genius surfing spreadsheets because the sheet always works if it never bumps into reality.

Surfed the forums and it seems there are different opinions about properties out of state and unseen (especially for first deals).Budget was thinking around the $300,000 range, plus or minus maybe $50,000.

There is a reason people rent and don't buy, the sooner you admit that and understand basic people, what motivates them, why they say one thing and do another, why somebody complains about the rich (you the landlord), how they perceive themselves as victims, how they can complain they can't pay their rent on time because they don't make enough money but will spend their time on the weekend surfing facebook instead of getting another job, or smoke cigarettes spending $300 a month on them but can't pay the rent,  the easier this all gets.

Surf City/Topsail Bech were also areas I was able to find cash flowing short term vacation rentals for clients.
