Not sure if this is everywhere or just the market they're in (GTA). 

Interviewing multiple GC's is the best way to operate, but make sure you are communicating to them that you may want to limit their scope of work as you may intend to SUB out some of the work ourself. 

Many investors that I have worked with utilize quitclaim deeds or other ways to transfer ownership after the fact, but like David said you need to make sure it will not jeopardize any financing, etc.

I am not saying he didn't do something wrong but I am pretty sure he is very careful to do things right. 

I think the house flows really well in person (open floorplan, high ceilings, large house with spacious room sizes) and you just can’t represent that in 2-D photosI’m honestly not sure how to do a video or 3D virtual walk-through or whatever, I haven’t looked into it and have no idea how much it costs.

For sure AI follow up, re-engagement, and appointment setting is a huge trend coming into the real estate industry across the board. 

In addition, some of those fire victims can afford to pay top of market price for homes. 

So be sure to do your due diligence.
