They require a solid track record on the sponsor/developer (you!)

A sponsor that offers this sort of set up, can be much cheaper than most DSTs.

The risk that the sponsors and investor interest are not aligned can not be over looked. 

I have funds sitting in my company sponsored 401K plan; however, I would like to transfer the funds over to a Solo 401K to invest in RE.

@Jonathan Masiello @Daniel Dietz some investors get "loan sponsors" and compensate them with some ownership in the deal (also referred to as a balance sheet partner).

There was a lawn maintenance company that was a member of the club and a sponsor, and I called them a few times, left messages and mentioned I was also a member, and they literally never called me back.

An investment with an experienced sponsor can mitigate some risks because you are participating in a larger acquisition than you might be able or willing to do on your own (which gives economies of scale), and you get to leverage the sponsor’s experience, judgement, track record, network and deal flow.But it also adds risks by adding an additional component not present in direct real estate investing:  the investment sponsor.
