What comes out is a glass of red koolaid with no ice, a dry piece of boneless chicken breast, grilled and slightly burnt, with white rice and a Brussel sprouts.

Here are the items I'm looking to address:1) Completely gut and redo one of the units (1 bed, 1 bath) - The current tenant is a chain smoker and we were not able to get into his unit prior to an accepted offer. 

One is it's a federal violation but more importantly, we don't rent to smokers.

Elderly tenant is a smoker and her car’s not running.

We can assume the smokers are putting the cigarette butts in the drains and the wipes are coming from the parents, but people always want to argue that you can't prove any of that.

@David Crowley  Assuming there wasn't a previous smoker in the unit, charge them for cleaning. 

Must be a non-smoker.

The first tenant says their stuff smells like cigarettes all the time as a result (they live above the suspected smokers).The smoker denies they smoke in or around the house, but I’ve seen the cigarettes around the house and have reason to believe the complaint.The lease clearly says no smoking allowed in the house or within 30 ft of the structure.

(I am not a smoker) This is especially bad since I am having to stay home more often due to the quarantine.I confronted them several times about this but their behavior has not stopped.
