They explicitly state in the course that they will keep that contract on file and if any of your clients tries to come to them directly within the timeframe that you set, they will send them back to you.I will repeat once more, I am not affiliated with this course or it's participants at all.

Now they charge for every single stupid thing and when their system wouldn't allow me to toggle my subscription from annual to monthly (because i was planning on going to a different CRM) it charged me for $3800 for the year and they refused to refund and go to monthly.

I don't think you are going to be able to get insurance for two separate living units in a single-family when they are both illegal and likely do not have the correct egress windows (basement) for fire safety which could subject you to huge liability if something happens to either party.
