I would pick a site, design and have my builder build me a store and install the fixtures (shelves, freezers etc), I would then sell that RE to an investor-bank-insurance company-pension fund etc.

When doing a conract with my GC on a rehab project, what are appropriate prices for:-installing a microwave (above sink)-hooking up stove (basically just means moving it into place and plugging it in)-setting refrigerator in place (putting all the shelves in, hooking it up to icemaker line)-dishwasher (anchoring it in place, possibly hooking it up to electric but maybe my electrcian would do that)And also what is an appropriate amount to add to the contract for delivery of materials and the time it takes to go get them?

Today I run a portfolio of companies with 60+ employees and have sold over $150M of investment real estate so my plan worked but if you talked to me 10+ years ago I was just some schmo schlepping pop onto shelves at grocery stores working for bosses I knew I was smarter then but wasn't ready to put it all together just yet so I was the only one who knew or believed this.
