This could make your ADR less competitive, but if marketed correctly I'm betting that people might perceive more value, which keeps occupancy at least the same.I'm thinking of a model where you tell guests they have "add-ons included" like grocery delivery, prepared breakfast package, attraction tickets, inner tubes, etc.

And if the tenant decides not to pay that, there's probably nothing you can do, except not renew next go round.  

I'm guessing the reason they get away with this is because they know how expensive it is to hire a lawyer to get rid of them.

Certain trades I wouldn't skimp on, like electrician, plumbers, etc, but sometimes you can get away with bringing them in to do the finish only, or you can pay a licensed trade or GC to come and inspect the work prior to closing up walls, etc.

Just like when tickets for a Steelers game are expensive you generally have more respectful fans, when they get cheap you get more people getting hammered and being jerks.
