The T12 reads like a story, and once you leanr how to understand a t12 and the rent roll, underwriting becomes much easierBuy on pro forma (yours) borrow on actuals. 

Would the rent roll help with overcoming that hurdle?

At this point you have 1 upset guest and it can roll into your next set of guests. 

A potential option could be an electric Murphy bed that rolls up behind cabinetry.

Typically we want to take gains from risky/labor intensive/short term investments and roll them into long term/stable/more passive investments.

For those very reasons is why I like performing notes and for the investor to hook up with a company that is in the business of originating good solid performing notes like @Don Konipol  and or some other affiliated companies.. we never run out of notes so when one pays off you roll into a like kind note in a matter of days..
