A rescue crew in the dark would never be able to navigate it. 

Now someone will feed me a story about how they rescued a family from bankruptcy, starvation and death by cold call and buying their house at 50% of market value. 

I truly enjoy being a member of the Linville Central Rescue Squad mountain rescue team and helping people lost or injured out in the wilderness.

They could get a rescue animal that behaves in a way they're not prepared for.I prefer pet owners that have at least one rental reference that includes ownership of the actual pet in question so you have some history on the tenant AND the animal.

I have seen and rescued many of these deals were the buyers were just reading in a book give it a whirl and fubar it all up.main thing is they rent it out / tenant wont pay.. the buyer does not have the money to pay the seller . seller is broke as well. house gets lost. sellers credit gets trashed..  

You can buy a jig to rescue the locks and reset the pins, which is good to have on hand.

so now you don't want to or have the funds to pay the sellers underlying and they don't have the money they were relying on you and now there home goes into foreclosure and their credit is trashed.. good possibily they come after you.I rescued a small company in Oregon that had about 35 of these.. thinking hey 200 month on the delta and we make 7k a month great until it is not and their end buyers started defaulting.. the sellers started filing complaints at the state it got really ugly really quick.. so for me to do sub too that's just a short term get control flip the property.. or you have the wherewhital to refi.. but if you sold to another you cant refi you would have to stroke a check..
