Become very knowledgable of the court system: evictions, prosecutions, general law including rights and responsibilities.

And you were better equipped to handle the transaction from a fundamental, knowledge stand  point and emotionally .. than someone who really has no experience in what it takes to actually buy and prosecute these deals either DIL work out or foreclosure.Any one who is giving advice on how to do anything in RE whether its free or they charge for it is a guru to some extent..

And while being part of the licensed community is more likely to get you caught and criminally prosecuted, that license doesn't make you any more ethical than the gal putting up those crummy bandit signs.When I go to my REIA meetings, it's readily apparent who has been shut out by the investing community.

The bond or cash deposit must be payable to the appellee and must be conditioned on the appellant’s prosecution of the appeal to effect and the payment of any judgment and all costs rendered against the appellee on appeal.

@John Jackson  There is basically no chance of anything being prosecuted in this case. 

Rather than enforce the laws already on the books, more laws are created and 'easy' targets are prosecuted or sued.

He did lie in court in a case I prosecuted.
