Hey @Steve Johnson, I found your website but it does not explicitly mention HVAC and I actually was about to ask on the forum if anyone had a recommendation for a furnace repair job... not a big job, one unit in a duplex not working properly.

The important part is operating it properly. 

Use LVP flooring, it's cheaper than installing new hard wood floors and they're more durable for longevity purposes.

Now that I own rentals we just systematically remove any garbage disposals that may have been installed.

You need to properly maintain all this structure or it just gives a false sense of security.Secondly, why all cash? 

But ultimately, any cost to the syndicator is ultimately a cost to the deal, which means that at the end of the day it costs the investor.Investors that can find quality sponsors, and do proper due diligence on them, can save an entire layer of cost by investing directly with those carefully selected sponsors versus investing through crowdfunding portals.Good luck!

I'm a fan of gated yards and higher-end security doors and will install chain link and even some wood privacy fencing if I think the house/area warrants it.
