In my area it is common for landlords to pay for heat which promotes a lot of abuse with the system in that tenants keep the heat at unreasonably high temperatures and often open the windows in the dead of winter when it can be -20 out.

@Johnson H. and @David C. have been encouraging me to put some materials together to present and share with local folks on how lucrative investing in the Bay Area could be.

Every 5 years there will be a legitimate strategy that gets promoted as the newest "Get rich tomorrow" BS that gets overhyped by the sharks. 

More people are doing residential real estate nowadays due to online education, social media promotion and community like BP and deals are harder and harder to come by. 

Last night, I learned that there's a problem with the home: during the inspection, six gas leaks were identified, and repairing them will cost approximately $7,500 in labor and materials.

Labor shortages and increasing material costs are increasing construction costs for fix-and-flip investors.

Another reason is just market knowledge and knowing what a repair of a certain type given material and labor rates in an area should cost. 

@Laura Ozols  Im considering the Hero loan only because I intend to pay off the balance in full before the 18 month promotional period expires.  

At least 10k, they have to buy materials and pay labor. 

@Steven DeMarco Yep, lots of people promoting STRs as a way to easy wealth - and most have something to sell!
