I am going to manage it myself, so that will add another 180 to the take home, and yes, the 175 was after everything: management fee, capex reserve, projected maintenance expenses, and I assumed 93% rented (7% vacancy per year), etc.  

Outline a clear exit strategy to meet your long-term goal of retaining the property for cash flow.Work with a CPA to ensure tax efficiency, particularly around depreciation, capital gains, and partnership income.

The goal is to keep track of all of your losses, paper or otherwise.

I am a resident physician in dermatology, during  medical school I bought a property in Denver with an Interest rate of 2.75% (COVID rates lol) with the goals of renting it out when I moved onto the residency.

Long term goal is Property  Appreciation.Brand new single family home with 3000sqft (+ additional 1200sqft unfinished basement) on a 0.25 acre lot.

Is it only the duplex that you were projecting to live in for one year or either one for one year? 

It requires hard work, strategy, and a willingness to take on projects others might overlook.

Most lenders won't require an application fee and should be able to clearly lay out their financing costs, cash to close, and projected profitability for you.I hope this helps.
