Tax records still show the seller (caller) as the owner.I am unfamiliar with this type of homeowner/seller situation.

What's up BP family,I have just mailed out my list of absentee owners, and I am ready to receive calls from motivated sellers, as I am using a call script to pre-screen callers to see if there motivated not; I am a newbie and just wanted to get some insight and ideas from you all on what call script do you have and /or what particular question do you ask to see if you have a motivated seller? 

And btw, that automated caller is a poor idea in my opinion.  

I can call out from my cell and the number that shows up on the caller id is the number that they originally called.This way I can tell if I am getting a call for an emergency, rental, or routine call. 

Many Americans might be impatient with callers for whom English is a second language.

They chose different personalities for each caller, they choose the motivation and circumstances, you can set the rest, property info for them.

We have tried typed and hand written letters in the past, but post cards seem to produce the callers we are looking for.

Caller instantly loses all credibility at that point. 

You can always tweak it as you experiment to capture more caller's info.
