It might take 5 minutes to setup, one time, but once done tenants consistently praise the system for saving them time and being convenient.  

Thanks.The subreddit this thread went viral on is just loud militant ultra-far-left "redistribute the wealth" types that literally praise Chairman Mao and rabble on about how landlords are "parasites." 

Current LL praised them to the max and would keep renting to them if they didnt need the house back.

I have heard nothing but praises for the work they do.

I will never judge because I have never been able to relate (praise the lord). but IT BLOWS MY MIND how they are pseudo paralegals on the ejection process and current hold up of evictions.

As part of my due diligence, I always ask for proof that the prospective tenant has paid the last month's rent.I personally don't care how much praise the current landlord gives me about the prospective tenants, that could be a smoke screen to get rid of the trouble makers as fast as he can.While it's not 100% fool proof, if I don't see a cashed check or other proof that the tenant has paid his current rent, I'm going to put this tenant through the grinder to get every single detail I can.I consider this kind of check to be more important than an Eviction check.

I cannot thank everyone enough who takes time out of their busy day to contribute, it is a blessing to me, being that I am unable to attend the meet ups or network regular basis.One day I will get there and I will sing praises from the mountain top about this awesome site which is BIGGERPOCKETS!!!

So, with that question and listening to other investors, new paths were shown to me and now im a little more comfortable with my strategy.This post was to give praise to the podcast and how much appreciate this resource.
