But that was better than the rehabbers plan of just sticking to the sales price or lowering the price a little at a time and hoping the market goes up and then selling them hopefully before the hard money loan ate up all of my money.

I've said it before on here - if I could go back in time, I would have lived in a van and ate Ramen noodles every night, saved every dime, bought my first SFH, lived in it while I fixed it up, put it up for rent, moved back into the van, repeat until the income from the houses became self-sustaining.

Built in 2008 with minimal deferred maintenance, however needed to non renew a hoarder so new paint, floors, and stainless steel appliances ate into some profit.
