From the photos I see on the listing, it looks like it could need:-Removing wall paper and painting-Kitchen remodeling-Removing carpet - replacing with hard wood floors- Not sure about bathrooms (no photos )Note:Roof was replaced 2018 so that is good.HVAC is newWhat do you think?

If you get another similar complaint you may want to post some photos of the surrounding area or mention the "eclectic transitional neighborhood with tons of character" in the description in order to frontload the expectation a bit. 

Post it on her door in a sealed envelope with Confidential written across it and take a photo of it posted as proof - or send it by overnight mail with proof of delivery required.  4. 

He mentioned driving by and taking photos of comps.

Typically that involves a photograph or a drone pilot for me, and all of the land I sell has current photos.  

Give her a list of everything you needed to get it back to pre-move in condition along with photos. 

Maybe ask the guy in the photo if he needs a room.

If cabinets are in excellent shape, leave them alone.Accent wall adds no value.Would need photo and layout of existing bath and proposed bath and total rehab cost to tell you what value it adds, my guess is it adds $5000 in value or less.
