I personally did a couple last year that I self furnished and self manage while working full time.  

By themselves, improvements to property you own are considered to by personal property and not real property.

I do know that unless a person knows what they’re looking for and how to close, it can take a lot of leads to get a deal to the finish line. 

When you say "we," are you speaking about your business or your personal tax returns, or does your business flow into your personal returns because you file as a sole proprietor?  

Personally, I'd cash-out refinance into a 30 or 15 year loan.

Investors want a person that they consider a good "business partner", but most of the wholesalers I see come of as borderline crimnals.
