It puts your much smaller list of buyers in a much more powerful position because they know you don't have as many options.If the seller persists, and you don't think it's right, don't be afraid to back off. 

If I was going to just cover it up with 1/4" drywall (which I do understand if it contains asbestos) but then I'd still (thoroughly) coat that ceiling with zinsser bin shellac to avoid any possibility of off-gassing-- that smell can be mighty persistent.

The roof, electrical, Windows, sewer, etc are persistent pains. 

It takes a lot of work and persistence.

People like this tenant need to know that their behavior is unacceptable, and they will be hiring a moving crew every 12 months if they persist in speaking foolishly.

If I own commercial RE I am thinking I need to lower the price to lure tenants right now (or sell it at bare bottom prices to the Chinese, Japanese, Saudi investors who are persistently calling)!!

Persistence is the most powerful tool in my toolbox.

If this seller persists, say you'll close early and ask for a modest price cut.
