BUT, this property has frontage on a heavily traveled arterial road and so the billboard on the property is the real income potential (even though the billboard is under-marketed due to lazy ownership).Expense:The owner will sell for $425,000-$450,000.IF the building's could be salvaged, it's going to be about a $250,000-$400,000 remodel (this includes paving and grading for a parking lot).

On the side of the house, there was a paved patio that was fenced in, think of a large RV parking spot.Well in the garage you can tell the dogs peed all over in it, but on the patio, oh geez the patio.

No paved drive, 4. looks like it needs a roof (around 3k), needs paint on the outside (1500), probably needs some windows, looks like the bathroom paint job is bad, red is an awful color, and the curtains conceal the real condition of the tub/shower area, you're right, the kitchen looks like the original metal cabinets that have been painted, they did put a decent laminate counter top on and it looks like newer appliances.
