If you are risk adverse real estate, (especially out of state) is not for you.

It gives them the chance to find out if it is just too much of a hassle (you can overcome that) or if they want to die in the house (in which case you say thanks for your time)Make sure they have the information to answer questions and overcoming objections.

Price overcomes all objections and price can also mean your finishes are sub par too.Is the property in Van Nuys?  

@David Weintraub  For owner occupied properties it's harder to overcome a DTI issue than a credit issue. 

Ignorance is a huge obstacle to overcome.

Can also hint that I might consider adverse possession with the white fence likely being 20+ years old as grounds for him working with me the preferred way.
