Large centralized nationwide "PM's" are tough if not impossible to achieve. 

(Good option but does not solve for long term wealth the same way as equity).While I’m a bit bearish on rents for the next 24 months, I think they explode nationwide when multifamily supply stops coming online in 2H 2025, especially if rates stay high. 

Not sure what kind of investment properties you are looking for but Nationwide Children's Hospital is doing some amazing work in 3 zip codes surrounding them.

Their standards of practice are pretty much the same nationwide, but from what I'm learning there are some minor differences in various regions of the US.
