Investor’s Advice on a Pitch Deck?

If you are an investor in CRE, what are the most beneficial points you value when given a pitch deck to consider? Knowing what a pitch deck mainly consist of, I am curious as to what the top priorities among the majority. Let's assume this pitch deck is short and to the point… what would it consist of that wouldn't leave you with a dozen questions? What gets your attention or excites you the most? And even if it's an outstanding deal, is there anything the pitch deck could include or not include that would turn you away? I really do value your opinions and appreciate any feedback you can offer.
