Once I rent it out it will cash flow 1000 a month.In regards to the new build, definitely building is more to the tune that this is going to be the home I live in for 7-10 years as oppose to purely economics.

I was fortunate to buy it when prices were much much lower and got a great deal on it so we don’t have a mortgage on this building but if we did the cash flow would help with that as opposed to taking a distribution at the end of the year.

Is there a book I can read or a podcast I can listen to that breaks down the steps for a rehab - starting with how to pick a contractor, how to prepare a SOW, what are the steps in the rehab (ie first you fix the roof, foundation , windows and exterior doors and then plumbing, etc.) , what work can be done at the same time (ie plumbing and electrical) etc.

I use a broker, they do the leg work and since their interest is in my success, as opposed to an insurance sales person who's only interest is making commissions.
