Congrats on those solid numbers!

Start to evaluate deals based on the income approach and you'll do much better long term investing. 

I funded a ADU project on a property, the city found a loophole to restrict ADU to lots of 17K or more and huge set backs (property line to housing wall). 

@Jorge Vazquez we stopped doing signs over 10 years ago.We had a separate phone number on our signs, so were able to track traffic & applications from them.We were getting more & BETTER leads from our online ads then the signs - so an easy choice to stop using them (also time & money savings).

When you are the listing agent your name is on the online advertisement and your sign is in the yard.

hyper forcus on one area and go under contract directly with the sellers.

What if I like a banker but another bank is offering better terms on the first couple deals? 

My concern is doing the cash out refi on my other rental and causing a new and much higher payment on it that I can't just pay off like a loan.

Are there any pushbacks on this deal?  

That pace feels pretty good to me...I can get past the "rookie mistake" phase of my career before there is investor money on the line, and I can "fail small" because SFRs and small multifamily doesn't hurt as much as larger properties when things go wrong.Timing had a role, too.
