Fear that Sales will Drop if Financing is not Advertised.

So people throw around the word "bubble" because it makes them sound smart.Don't try to predict and anticipate, just react when opportunities arise.People are being greedy in San Diego in RE, you should be fearful. 

Anything less than that, would make me fearful of a botched job regarding quality. 

Right now I'm thinking HELOC.)Being realistic, the market is quite pricey here in Southern California so as I'm reading the blogs, I'm doing my best not to be fearful about having my first investment out of state.

All the while didn't get a deal due to my own issues fear and lack of understanding.

My biggest fear is working with a lousy general contractor (takes money and runs, shoddy work, slow, cost overrun, etc.)Would anyone be kind enough to share how they approach this?

I'm motivated enough to do it, and think getting over the fear of doing it would be really worth while, I'm just not sure what strategy I should have going into these situations.

There are many different paths to get to where you want to go and you will make mistakes along the way but don't fear the mistakes, they are what help educate you.  

Although there are tons of risks and problems associated with them, many which are just general issues in real estate, don't be too fearful.

I think that's my fear that I'll get cut out of the deal unless I go through someone I trust like family...which means working on their timeline and under their conditions.
