My research so far suggests there aren't very many (if any) viable districts (geographically between let's say Cinnaminson, Mount Laurel, Blackwood, and Collingswood)

For instance in order to install hand rails on the front porch of the Craftsman style home, the historical district requested the color, type of wood, style of pickets, space between pickets, number of pickets, where the mounting plates would be attached to the home, etc.

Mike, I agree that selling turn-key rentals doesn't involve securities but with the owner of IPX being barred from having a mortgage or real estate license in Minnesota, a cease and desist from Arizona, and complaints mounting from his turn-key rentals, I would be very cautious purchasing any property from him. 

Hardly anyone is goofy enough to buy 5 house on one lot or an old motor lodge.

So you bust your head thinking how you will make it happen so you buy a 3K motor for that bike so it will go faster, so now it is dangerous so you need to add a seat belt and  by the end of that adventure you have something so ugly looking heavy so inefficient...
