Thanks all, if i ever use a contractor again and every time i SUBcontract (when am a contractor)  will ALWAYS get their insurance certificate and/or policy # and call to verify active coverage.now i'm paranoid what if if my contracto or subcontractor's insurance lapses over the months while the contractor is performing work - how often is enuf to check that the contractor or subcontractor's insurance hasn't lapsed during the timeline of their work? 

I also had a lapse in work about from mid 2012-thru to start of 2014 because I wouldn't sign a no-compete clause, but now have been working extra cause nobody else can do the work cause they had signed that contract.  

If I made it a condition of renting, I would then be required to follow through with action if/when a tenant let it lapse.

I am concerned that he was still having court issues in early 2015 over license plate expiration and lapses in insurance, etc. 

That way you should receive a notification if their coverage lapses, but in reality it doesn't always happen.

@Eric Devall not sure how it works in LA but if he is on a month to month serve him a notice to quit for lapse in time.
