In the MLS you will find every type of description of houses, for example; estate, foreclosed, vacant, motivated seller, institutional seller, REO, bank-owned, divorce forces sale, etc..  

Hence this post.I could use some advice on where to find good data on the present market conditions, particularly recent sale information on single family homes in my area with a description of the product. 

Every lender I have spoken with thus far has been a bank that doesn't seem to fit the Portfolio Lender description. 

I met a gentleman @ a meetup who mentioned he heard of folks switching from a traditional 401k @ Boeing into a self directed under the age of 59 1/2. 

so I pulled a code violation list for my county and about 600 of the 10k violations say that the houses are vacant in the description of the violation.

Met a few nice folks networking there, but a lot of the info being put out there seemed very hack so I felt bad for most of the attendees if it was their only/first exposure to r/e investing.  

Based on your description, it sounds like there are way too many roadblocks between you and generating a decent return with this property.  

I've met a few people on this site in the Tulsa area, so maybe this is something that could be started.Good luck as you get started.

I read pro-formas all the time that try to juice the descriptions of the property.

However while there I met a young man who did not work for our company and only wholesales for a living.
