There will be little to no meat on the bone to slap a mechanics lien on the subject property, so they may request that you personally guarantee the loan.

I have them get preapproved (if they are a buyer) and then they have to come meet me at a REIA before we even talk about working together. 

There's nowhere near enough meat on the bone to flip for a profit.I think you'll need more than luck, but good luck!

I met no contractors because I am a little familiar with construction as I was a residential electrician for years a while back, and I have also done a little framing in the past, and I deal with commercial construction some with my current day job, so being a general contractor isn't a scary thing to me at this point if necessary. 

If you are flipping 3/2 homes in a specific neighborhood, find all the homes that meat that criteria and target them.

The fact is, you left enough meat on the bone for me to get my profit.
