There's no way it takes that long to shovel the sidewalk on a building of that size.Shop around and I'm sure you'll find someone that does it for much cheaper.

From my experience working with over 400 investors, starting early gives you a huge advantage in building long-term wealth.

In that scenario - I would worry that our long term renters would not like that strangers are walking up their steps and entering the doorway 5ft from their front door every weekend. 

If you plan to live there in the winters, you might have a hard time doing long term rental outside of that and finding a new tenant every summer.

Metro Atlanta, generally speaking, respective markets 30 to 45 minutes from the City, will be tight on cash flow unless you implement a creative investment strategy, such as short-term rentals, medium-term rentals, or rent-by-the-room properties, or allocate at least 30% to 35% towards your downpayment if you intend to hold the property as a long-term rental. 

House Hacking, STRs, Mid-Terms, and BRRRR are all solid strategies to explore.

In real terms you would walk away from an investment long before a primary residence and therefore most banks will not allow it for anything less than 10%.

They are exceedingly rare, thus very expensive, but I believe they represent an excellent long term steady income and store of value.  

The Norris Group has a hard money ADU loan, but it's short term (3 years). 

I don't use padsplit (weekly rentals); I rent on long-term leases in B Class neighborhoods.
