Unless the chimney is so crummy that it can't hold it's own weight anymore, you don't have to rebuild it.

Capital is not a concern, and the $120k downpayment would be diversification to an overall portfolio heavily weighted in the stock market. 

You could also just hold the pilot button down and run your lighter around where you think it will be until it lights.
