As others have stated, there are Income discrimination laws in Kansas City so if you are an investor with rental properties in this city, make sure you understand the regulations. 

We only disagree on what is basically a customer service issue.

Renovations were quite a bit more than we had expected due to more issues than we were aware of.

That will be an issue if you change it to try and make it contingent on financing.

The issue is: can the operator survive to that "long term".  

They overlook obvious lease violations and errantly serve harsh notices, falsely stating requests from the owners and insult their compliant tenants while allowing issues to be unresolved.

First, there are about 6 states that I refuse to invest in because of their tax laws and what I consider to be an unfriendly business environment.

You may run into issues with re-tenanting and it may take longer than you expect or cost more.  

Good thread here because I have run into this issue. 

As an example, we decided to replace the windows in a house we were renovating and ended up costing us $50,000 extra because we got into issues with permitting and suddenly found ourselves having to hire an architect, speciality contractors, etc.
