We are trying to do that, are being more selective, and I think knock on wood we are positioned with relatively modest leverage, decent cash flow and a fair amount of equity on almost all of our properties.

thank you all for your opinions but I see some are getting a little to sensitive so let me clarify this. again I'm not knocking any because if it wasn't for my realtor I wouldn't be getting the deals right. what I'm trying to get is a better understanding is if it's worth getting it at retail price.

The way I see it is if the property taxes are so high to keep from getting ahead with your rental it doesn't pay much to keep it or look at that area to buy.We had a inner city 6 plex,, our taxes jumped from 5400 a year to 6800 ... on a 6 unit building this was after we had contested the tax hike that's 133.00 per apt per year or 95.00 bucks a month just for taxes.per unit.. we contested the increase hired a appraiser had a meet and look at with the city appraiser.. it knocked it down for a while but went right back up a year later..

I think, at least in my case (looking for a small multi family to house hack) I will have to go off market through driving for dollars, direct mail, door knocking, etc. to find a true DEAL.

Canadians have a strong bias towards using Realtors and banks and generally don't know about the alternatives, so as a wholesaler there's not only the privacy issues, but a basic trust issue when asking a stranger to sell me their house.So Tiago, you suggest driving for dollars and just straight up knocking on those doors?
