Well wouldn't you know it, The following weekend I had a job related BBQ which happened to be less than a quarter mile away from this "deal" As I drove by it, I noticed a realtor for sale sign and thought to myself, wow NWA can't actually be trying to wholesale listed properties?

Airy as well, and recently have been doing some normal maintenance/replaces on my home such as brick pointing, new wrought iron railings, new steps and patio. 

But I don't own properties to enjoy lazy afternoon bbq's at the properties.

Who knows. 5 to 10 k  remember 1920, cast iron and leaded joints.Roughly, 65k to 75K Sight unseen.

Our building consists of 6 units behind an iron fence that is about 7 feet high with physical key access.Some thoughts that have come to kind have been replacing the gates with a keypad entry type system.

It's ironic that you mentioned the looking at various "rent raising scenarios". 

I can think of a few cities that could use a good bbq restaurant...

That and to have a solid partnership agreement ironed out by an attorney.

Hosting a yearly summer BBQ and holiday party could be a great way to accomplish this without getting into the weeds of legal factors of gifting rent at the end of the year.

Ironically I get much more paper email from this than emails!
