Last month I was chatting with someone on BP that was about to pay 130k for a duplex in N Collinwood, that needed 30 40k in reno, TERRRIBLE that is about 30 - 40k overpriced.

We take on 100% of the liability, do all the work and sometimes even put our own cash on the line and only get a portion of the deal (sometimes as low as 30% or even 20%).If I want to know more about Phoenix (as I buy hotels all over the country), hope I can chat with either of you.

At this point in time while I appreciate your recommendation to build,  I have no interest in continuing to be invested in Cape Coral and was simply inquiring about local retail market conditions.
