Still excellent value in terms of price per square foot and amenities but could be sometime before a full license is issued.

I am on my second house hack and to be honest, the first one was a much better deal and makes more sense on paper BUT I got exactly what I wanted in terms of spacing, layout, and location for the second so it checked off a different set of boxes. 

Texas is in a challenging spot in terms of insurance.For instance, Foremost has not stopped insuring short-term rental properties overall but they may have in your area/Texas.
