Probably not worth the haircut.I suggest you go conventionally refinance and put all these ideas back on the shelf before this becomes a bigger mess than it already is.

And, it seems like you could refinance out at only 60% LTV, get all of your initial investment back (and then some), and still cash flow for infinite ROI!

That is to say the percentage return is high (sometimes infinite) even if the actual dollar amount is not that high.I will say it’s harder and harder to find deals that work lately.

@Zack Howard I agree with you about going for the higher return here but just to be the “devils advocate” in your example you could say he has a guaranteed 5% return that takes about 2 minutes to set up recurring payments then he’s done.. or he could go for a larger return, higher risk and infinitely more work buying real estate.

I'd consider reframing the window opening to a standard size and using a vinyl replacement off the shelf.
