I still buy the trim material, flooring and plumbing (fixtures not pipe) and electrical fixtures but put my stuff in a conex (Giant metal container), lock it and make sub contractors sign out for everything they get. hell I even video it with my Iphone (been screwed so many times) Some trades you just have to let them provide the material because of both pricing and logistics like the plumber and electrician. 

The desktop version is fine but their mobile app for Iphone is terrible.

@Mindy Jensen I downloaded the latest app on iPhone and I’m still getting weird spacing like 6x return spaces when I look at my posts where I just tried to do a normal section break.I asked J Scott a question then separated it.And it was really separated.Thanks

Wow that spacing looks really different on an iPhone.

Note to investors: its more profitable to have a kid go out and shoot a bunch of photos with an iPhone, than an inspector who emails some pixleized photos that you can’t zoom in on.

Make some life adjustments and build a budget on needs (food, shelter, etc..) not wants (cable TV, the next IPhone).Then do it and show your family and friends with a plan.

If you just let him/her in and come back later to lock up there could be times the tenant is unprotected if the contractor go to lunch or have to make a run for spare parts.What if your tenant calls you after your unsupervised repair and tells you he is now missing a macbook and an iphone?
