Ductless minisplit systems were around $20K for $1000 Sf units, but they have more heads vs ducted, but also don't have the ducts.

If you'd like to get rid of these onerous rules to meet you can refinance out of your current FHA loan first yes.The other consideration is that if you move out of your primary to purchase a new FHA property you may also be subject to the 25% Equity requirement on the property you're vacating or leaving + the 100 mile rule that FHA has in place to stop rapid acquisitions.

There was some speculation a few years back that it was heading in a much better direction and there was building and improvements being made and businesses moving in.

I'm being extra conservative right now, which is becoming a challenge on finding properties but I'm willing to do that then get in over my head.

In a time of rapid appreciation or a bull market this is where that 6 month piece can come in handy.

Some I can think of off the top of my head would be salaried sales reps, basic record of past performance, proper offering documents, back office procedures, policies and procedures for proper vetting of investor accreditation.
